Gas safety for Leicestershire landlords and homeowners
Understand the difference between rental duties and homeowner maintenance advice, and keep useful records.
For landlords of rented homes in England, GOV.UK requires supplied gas equipment to be safely installed and maintained by a Gas Safe registered engineer, with an annual gas safety check on the relevant appliances and flues. Arrange the check in good time and confirm every appliance covered by your responsibilities is included.
Give existing tenants the gas safety check record within 28 days of the check and new tenants a copy before they move in. HSE says records must be kept for at least two years. If using the option to check early while retaining the existing annual deadline, follow HSE's additional record-retention guidance rather than relying on a simple two-year reminder.
Arrange access with the tenant and keep a record of appointment requests and responses. HSE says landlords must not force entry to carry out maintenance or checks. If access remains difficult, seek advice early. Treat a reported gas smell or suspected carbon monoxide as an emergency immediately; do not wait for routine maintenance arrangements.
For homeowners living in their own property, HSE strongly advises regular maintenance and at least annual servicing by a suitably qualified Gas Safe registered engineer. That recommendation is different from the landlord's annual check and record duties. Keep the appliance history and install and maintain carbon monoxide alarms to the manufacturer's instructions; an alarm does not replace servicing or safety checks. If you let a room or part of your home, check the landlord guidance for your situation.
Your checklist
- Landlords: plan annual checks and ongoing maintenance as separate responsibilities.
- Supply records to tenants within the required times and retain them appropriately.
- Agree access and document attempts; do not force entry for a routine check.
- Homeowners: arrange suitable maintenance and keep service paperwork.
- Everyone: check the engineer's individual registration and relevant work categories.
